Showing Solutions: How Integration Empowers Your Membership

Service and support are the heart of the MLS and one way MLSs can support their members is by offering time saving tools that simplify the path to a closed transaction.

When it comes to enabling efficiency, agents consistently rank showing applications among their most preferred MLS-provided tools in member satisfaction surveys. However, a recent report from WAV Group reveals that just over half of MLSs—54 percent—offer showing solutions to their membership.

Showing solutions are one of the best tools that MLSs can provide their members, as a market-wide system that all REALTORS® can use to schedule showings which boosts productivity and overall home sales in an area.

Productivity is boosted even further when showing software is integrated directly into the MLS. Today, we'll take a closer look at how showing appointment integration works and how it can benefit your membership.

MLS Integration

Integration Points for MLSs
To illustrate how integration works, we're using Centralized Showing Service (CSS) as an example. CSS offers single sign-on (SSO) integration with most major MLS systems, including Matrix, Paragon, Flexmls and SEI. Here are CSS' major MLS integration points:

Schedule appointments directly from an MLS search - Agents can book individual or multiple showing appointments directly from the MLS search results page. Clicking the CSS icon next to a listing or selecting checkboxes and clicking "Schedule Showings with CSS" link at the bottom of the page for setting multiple appointments will open the CSS scheduling interface. Buyer’s agents don’t have to be a CSS agent to book showings from the MLS on CSS listings. You can view how this looks in the below screenshot from CoreLogic’s Matrix Northeast Ohio Real Estate Exchange web site:

Buyer’s agents promptly receive appointment confirmations, showing instructions and notifications via email, but if an agent would prefer receiving these notifications via text message, too, they can sign up for a free CSS Basic Account. This gives the additional option to manage showing tours on and via the CSS Mobile App.

Agents can also schedule appointments from any listing's property details page:

Listing PageManage listings - CSS listing agents can edit showing related information for their listings directly from the MLS. In Paragon from the Memphis Association of REALTORS® (MAAR) web site, this is offered as an option when selecting "Select an Action" from the Listings tab:

From “Edit Showing Instructions”, agents are directed to their CSS listing's page via single sign-on, where they can edit showing instructions and contact preferences for their sellers, set scheduling restrictions and more.

Beyond Integration with the MLS System
Integration with your organization's MLS software isn't the only way CSS removes obstacles to agent productivity. For MAAR, all showing agents have access to book appointments on CSS listings and receive showing notifications. CSS agents can edit their listings, too. In other markets, like the Bonita-Estero Springs Association of REALTORS®, the MLS chose to offer online appointment functionality for all agents in their entire association with CSS Scheduler. Every agent may manage their listings from the MLS through integrated links to CSS, book appointments online and collect feedback. Some associations like the San Antonio Board of REALTORS® (SABOR) include the personal service of the CSS contact center as well. The company offers a unique blend of online appointment scheduling, which we just covered and live phone-based scheduling.

In each market that CSS serves, they provide a single phone number that all agents can use to schedule showing appointments. So rather than calling several offices or listing agents, a buyer's agent can book an entire day of showings in a few moments by calling CSS.

CSS offers a 24-hour contact center staffed with courteous and professional customer service representatives that handle calls for showing requests, confirmations and reschedules appointments on behalf of listing agents.

So, for example, if a buyer's agent is running behind schedule, yet has five more appointments left in the day, they can make a single call to CSS who will handle rescheduling those appointments for them. This is much more efficient and convenient than the agent rescheduling those appointments on their own, one at a time while on a showing tour with their buyers in the car.
